How to inspect and treat closet mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots in the corner of our master bedroom closet, behind all the clothes. It's an interior wall and I'm worried it's from a slow AC leak. What's the best way to get this properly inspected and treated here in Dubai without getting ripped off?

Stop using the closet and move the clothes immediately to prevent spore spread. In Dubai's climate, interior wall mold is commonly caused by condensation from an AC unit, often due to a poorly insulated cold air duct running inside the wall or a slow drain line leak.

For a proper inspection, hire a certified mold assessor independent from any remediation company. This avoids a conflict of interest where a remediator might overstate the problem. A legitimate inspector will use a borescope to look inside the wall cavity for hidden moisture and take air/surface samples for lab analysis to identify the mold species and concentration. This report is your evidence of the problem's scope.

Treatment requires fixing the moisture source first—an HVAC technician should check the drain pan and line for blockages and ensure the duct is properly insulated. Only then should remediation begin. Reputable companies will seal off the area, use HEPA filtration to clean the air, remove contaminated materials, and provide post-remediation verification (clearance testing) to confirm spore levels have returned to normal. Always request a detailed scope of work and ensure their final invoice is contingent on passing that clearance test.
