How to inspect for and prevent hidden mold in Dubai?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an internal wall. It’s been extra humid lately and we run the AC constantly, but I'm worried it's spreading behind the walls. What is the most important thing we should do right now to properly inspect for hidden mold and prevent it from coming back after a cleanup?

The most important step is to identify and stop the moisture source immediately. In Dubai, mold on an internal wall is often caused by condensation from an AC supply line running inside the wall cavity or a minor, hidden plumbing leak, not a structural issue.
For inspection, start by checking if the closet is near an AC vent; feel the wall for dampness or cold spots. A non-invasive moisture meter can help detect hidden dampness behind the wall without cutting. Do not disturb the visible patch, as this can release spores. If the area is larger than one square meter, if you detect a persistent musty odor, or if the moisture meter reads high, a professional inspection is recommended. Professionals use tools like borescopes to see inside walls and air sampling to determine spore levels throughout your home, which is crucial for understanding if it's isolated or has spread. To prevent recurrence, the moisture problem must be solved. This could involve insulating cold water pipes or AC ducts within the wall, improving room ventilation to reduce humidity buildup, or repairing a leak. After cleanup, using a dehumidifier in conjunction with your AC, especially during humid summer months, can help maintain indoor humidity levels below 60%, making it difficult for mold to regrow. Simply cleaning the visible mold without addressing the underlying humidity or condensation will result in it returning. |
