That damp feeling and visible patch are classic signs of a moisture issue, very common here with our high humidity. Inspecting behind walls requires more than a visual check.
For a proper assessment, you need a professional inspection. A certified inspector will use a borescope—a small camera on a flexible tube—to see inside the wall cavity through a tiny, minimally invasive hole. They also use moisture meters to detect elevated moisture levels in the drywall and a thermal imaging camera to identify temperature differences that often indicate hidden dampness or condensation within the wall structure. The goal is to map the full extent of the moisture problem without unnecessary demolition. Crucially, air sampling is often performed. This involves taking air samples from inside the closet and a control sample from outside to compare spore counts. This data shows if there's an active mold colony releasing spores into your indoor air behind that wall. Given Dubai's climate where AC systems run year-round, the inspector will also check if a leaking AC condensate drain line inside the wall is the source of the moisture. This is a frequent culprit. For verifiable results, ensure the inspection company provides a detailed report with their findings, including moisture readings and, if samples are taken, documentation that they are analyzed by an accredited microbiology lab. This lab report is what separates a scientific assessment from a guess. |
