How to inspect for mold from AC humidity?« Back to Previous Page

The AC in our villa in Mirdif has been making the whole downstairs feel damp lately, and I just found a patch of black spots in the back of the walk-in closet where we store our winter clothes. We had a small leak from the upstairs AC unit a few months back that was fixed, but I'm worried the humidity is causing mold to come back. What’s the best way to get a proper inspection to find any hidden mold and stop this from happening again?

Inspect for visible mould first, particularly in dark, stagnant areas like that closet, around AC vents, and near the site of the previous leak. Check for a musty odour, which often indicates hidden growth. In Dubai's climate, high outdoor humidity combined with AC condensation creates ideal conditions for mould in poorly ventilated spaces.

For a proper inspection, engage a certified mould inspector who uses moisture meters and thermal imaging to detect hidden dampness behind walls or under floors—common after a leak. They should perform air and surface sampling, with lab analysis to identify the species and concentration. This is critical, as the type of mould (e.g., Cladosporium vs. Aspergillus) determines the necessary remediation steps and health risk level.

Avoid companies that only offer cleaning without diagnostics. A credible inspection provides a detailed report mapping the contamination and identifying the moisture source, which is essential for a permanent solution. For villas, the inspection must include the AC system itself, as internal mould growth can spread spores throughout the entire living space. The final report should guide the remediation plan to prevent recurrence.
