How to inspect mold on external wall in Dubai?« Back to Previous Page

Our master bedroom closet on the outside wall has started to feel damp, and a few of our shoes and bags have developed faint black spots. This started after the heavy humidity last month, and even though we run the dehumidifier, it doesn't seem to be enough. What's the best way to get a thorough mold inspection here to find the source and prevent it from coming back, and should I be looking for something specific given it's an external wall in Dubai?

Inspect the external wall for cracks or gaps in the sealant, as these are common entry points for humid air in Dubai's climate. Check the wall cavity and insulation from inside the closet for dampness; a musty odor is a strong indicator even if visible mold is minimal. Given the location, the issue is likely condensation from the temperature differential between the air-conditioned interior and the hot, humid exterior, a frequent problem here.

For a thorough inspection, a professional should use a borescope to look inside the wall and a moisture meter to quantify dampness levels. This identifies the exact source—whether it's a minor leak or pervasive condensation—which dictates the remediation method. DIY inspections often miss the root cause.

Lab testing is not always necessary for a visible case like this, but it becomes critical if you need to identify the specific mold type, especially for health reasons or to validate that remediation was successful. The key is finding and fixing the moisture source; otherwise, mold will return. After addressing the leak or improving insulation, ensure the area is dried with industrial-grade equipment, not just fans, to prevent recurrence.
