How to kill AC mold and fix leak for good?« Back to Previous Page

Our bedroom AC unit in our Jumeirah Park villa has been leaking a bit for a while. I finally pulled the wardrobe away from the wall this morning and found a huge patch of black and green mold behind it, right where the AC drain line is. I'm really worried about my family breathing this in. What's the most effective way to kill this mold for good and who should I call to fix the AC leak properly?

First, address the AC leak immediately. The mold growth is a symptom of excess moisture from that leaking drain line. In Dubai's high humidity, this creates a perfect environment for mold. Until the leak is fixed, any cleaning is only temporary.

For the mold itself, do not attempt to kill it with bleach or simple sprays. Surface cleaning with household products often fails to address the root problem and can aerosolize spores. The porous drywall likely has mold growing within it. The most effective, permanent solution is physical removal. For a patch of significant size, this involves cutting out and replacing the contaminated section of drywall after the moisture source is resolved.

You need two separate, specialized professionals: a certified HVAC technician and a mold remediation expert. The HVAC technician must properly diagnose and fix the clogged or damaged drain line to stop the water intrusion permanently. A mold remediation company should handle the containment, safe removal, and disposal of the moldy materials to prevent cross-contamination. They will use HEPA filtration and other methods to clean the air.

Given the concealed location and potential health concerns for your family, a professional inspection is strongly advised. In the UAE, look for providers who can substantiate their work with before-and-after testing from an independent microbiology lab. This verifies the mold has been effectively removed and the air quality is safe, which is the only way to have true peace of mind.
