How to kill and stop black mold from AC leak?« Back to Previous Page

The AC in my bedroom unit has been leaking a bit of water onto the carpet below for a couple of weeks, and now I’m seeing these scary black spots forming in the corner. I’ve wiped it up, but the dampness and that weird earthy smell keep coming back. What’s the most effective way to kill this for good and stop it from spreading, especially since my mattress is right next to it?

The black spots are likely Stachybotrys or Cladosporium mould, which thrive on the cellulose in wet drywall and carpet backing. Dubai's high humidity and constant AC use create ideal conditions for this. Wiping visible mould doesn't address the root problem.

First, stop the moisture source. Turn off the AC unit and have an HVAC technician repair the leak. This is the only way to prevent its return. For the affected area, you cannot effectively "kill" mould on porous materials like carpet and drywall; the mycotoxins and spores remain even after biocides. The carpet pad underneath is almost certainly contaminated and acting as a reservoir, which is why the smell returns.

The most effective solution is removal. Cut out and discard the affected section of wet drywall and carpet. For a small, contained leak, you can do this yourself with proper PPE: an N95 mask, gloves, and goggles. However, given the proximity to your mattress and the potential for spores to become airborne, professional containment is strongly advised to prevent spreading it throughout the room.

After removal, the underlying concrete slab must be thoroughly dried and cleaned before any rebuilding. To verify the mould is gone and the air is safe, a post-remediation verification test from an independent lab is the definitive step. This is a common requirement for reputable remediation companies in the UAE to provide documented proof that the issue is resolved.
