How to kill mold from AC leak and fix unit?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a little water onto the carpet in my son's bedroom, and now I've spotted a few black patches of mold starting to form along the base of the wall. He's been sneezing a lot more than usual this past week and I'm really worried about his health. What's the most effective way to kill the mold for good and who should I call to fix the AC unit itself to prevent it from happening again?

The black patches you're seeing are likely Stachybotrys chartarum or Aspergillus niger, common in Dubai due to our high humidity and constant AC operation. The AC condensate drain line is likely clogged or the drip pan is damaged, causing overflow. This continuous moisture on the carpet and drywall creates the perfect environment for toxic mold growth, which is almost certainly the cause of your son's allergic respiratory symptoms.

Do not attempt to kill it with bleach or DIY solutions. These are ineffective on porous materials like drywall and carpet, and can exacerbate spore release. The most effective and permanent solution requires a professional remediation protocol. Per UAE health and safety guidelines, this involves: 1) Isolating the contaminated area with physical barriers and negative air pressure to prevent cross-contamination. 2) Physically removing and disposing of the unsalvageable porous materials (the affected carpet section and potentially the lower section of drywall). 3) HEPA vacuuming and abrasive cleaning of all remaining surfaces. 4) Applying an EPA-approved, non-toxic antimicrobial fungicide to eliminate residual mold roots. 5) Using industrial-grade dehumidifiers to return the area to a dry state.

For the AC unit itself, you must call a certified HVAC technician to clear the condensate drain line, inspect the evaporator coil, and ensure the drip pan is properly sloped and functioning. Simply unclogging the pipe is a temporary fix; a full system inspection is needed.

Given the health implications and the technical requirements for proper containment and disposal, I strongly recommend a professional inspection and remediation. Our teams at Saniservice are certified in exactly this type of scenario. We handle the mold removal to Dubai Municipality standards and can coordinate with trusted HVAC partners to fix the root cause. Please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment. Your son's health is the priority.
