The AC in our villa in Jumeirah 3 seems to be constantly leaking, and now we’re finding black spots on the wall behind the bedroom curtain. It’s been a problem on and off since the humidity really kicked in a couple of months ago, and I’m worried it’s affecting our air quality. What’s the best way to not only clean this but to permanently fix the underlying cause so it stops coming back?

The black spots are likely mold caused by the AC condensation leak, a common issue in Dubai's humid climate where constant AC use creates significant moisture. Permanent resolution requires fixing the leak first, then addressing the mold.

Start by having a certified HVAC technician inspect the entire unit and drainage system. The most frequent causes are clogged condensate drain lines, a damaged or disconnected drain pan, or a malfunctioning pump. They should clear the line with a vacuum or pressure jet and ensure the drain pan is correctly sloped and sealed. For a persistent leak, installing a secondary drain pan or a float switch that shuts the unit off if the primary drain blocks can be a permanent solution.

Once the leak is repaired, address the mold. For small, surface-level growth on a non-porous surface, cleaning with a detergent solution can be sufficient. However, mold on porous materials like drywall often requires cutting out and replacing the affected section, as the roots penetrate deeply. Simply painting over it will not work.

Given the mold is behind a curtain and has likely been growing for months, a professional inspection is strongly recommended to assess the extent within the wall cavity.
