How to permanently fix AC leak and black mold in closet?« Back to Previous Page

The AC in my bedroom closet has been leaking on and off for a couple of months, and now I’ve found black mold spots on the back wall and on some of our shoes stored there. We live in a high-rise in Jumeirah Lakes Towers and the humidity has been brutal lately. What’s the most effective way to clean this myself for good, and how can I stop the condensation from the AC unit from causing this again?

The most effective way to handle this is a two-step process: fix the AC leak to stop the moisture source, then properly remediate the mold. The condensation is likely due to a clogged condensate drain line, a common issue in Dubai's high-humidity climate where ACs run constantly. For a high-rise in JLT, you must contact building management to have their certified HVAC technician address the leak, as tampering with the central AC unit yourself is typically against strata regulations.
For the mold, if the area is smaller than a square meter and only on non-porous surfaces like the wall, you can clean it yourself. Wear an N95 mask, gloves, and goggles. Scrub the affected wall area with a detergent solution, then disinfect with a diluted white vinegar or certified mold removal product. However, mold on porous materials like shoes is nearly impossible to fully remove and they should be discarded. To stop it from recurring, the AC leak must be permanently fixed. Once the wall is dry, consider applying a mold-resistant primer and paint. For a persistent leak and visible growth, a professional inspection is advised to assess the extent behind the wall. Verifiable lab testing is the only way to identify the mold species and confirm the space is truly safe after cleaning. |
