How to permanently fix AC leak and black mold in Dubai?« Back to Previous Page

The AC in my apartment in Downtown Dubai has been leaking a bit of water onto the carpet near the vent for a couple of weeks, and now I'm seeing these small black speckles starting to appear on the baseboards. I wiped them away with some bleach spray, but I'm worried it’s just going to come back. What's the most effective, long-term way to fix the leak and kill the mold for good so it doesn't spread?

The black speckles you're seeing are almost certainly mold growth, a direct result of the AC condensate leak. In Dubai's high humidity climate, this is a very common issue, as the constant AC operation creates significant condensate that must drain properly. Simply wiping with bleach is a temporary surface fix; it does not address the hidden mold within the porous materials like drywall, carpet backing, and baseboards, nor does it fix the moisture source.

The only permanent solution is a two-step process: First, a professional must identify and rectify the source of the leak. This is typically a clogged condensate drain line, a damaged drain pan, or improper insulation causing excessive condensation. Second, the resultant mold contamination must be properly remediated. This involves isolating the area, using HEPA filtration to capture airborne spores, removing and disposing of non-salvageable porous materials (like that section of carpet and potentially the affected drywall), and then thoroughly cleaning and treating all remaining surfaces with EPA-approved antimicrobial agents.

For a property in Downtown Dubai, this work should be conducted by a company certified in mold remediation to ensure it meets local health and safety standards and prevents cross-contamination. DIY attempts often exacerbate the problem, spreading spores to other areas of the apartment.

Given the visible growth and persistent moisture, I strongly recommend a professional inspection. Our certified team at Saniservice can perform a comprehensive assessment using moisture meters and thermal imaging to pinpoint the exact leak source and the full extent of the mold growth, providing a definitive protocol for permanent resolution.
