How to permanently fix AC leak and ceiling mold?« Back to Previous Page

The AC unit in our villa in Jumeirah has been leaking a bit, and now I’m seeing these small black spots along the edge of the bedroom ceiling. With this humidity, I'm worried it's the start of a bigger problem. What's the most effective way to clean this and stop it from coming back for good?

Stop the leak first, then address the mold. The black spots are likely Stachybotrys or Cladosporium, common in Dubai due to high humidity and AC condensation. For a permanent fix, you must correct the source of moisture.

The AC leak is your primary concern. In villas, this is often a clogged condensate drain line from dust and microbial growth. A professional should clear the line with a vet vacuum and ensure the drain pan is properly sloped. They should also check the insulation on the refrigerant lines, as sweating from poor insulation is another frequent cause of ceiling leaks in our climate.

For the ceiling mold, surface cleaning alone is insufficient if the gypsum board is wet inside. Small surface spots can be cleaned with a solution of detergent and water, but never bleach as it doesn't kill the roots and can damage paint. However, if the leak has been ongoing, the ceiling board itself is likely compromised. Mold grows into porous materials. For any area larger than a square foot, or if the ceiling feels soft, the affected section of drywall should be carefully removed and replaced by a remediation professional to prevent spores from spreading.

To stop it from coming back, ensure the AC system is serviced biannually, including cleaning the evaporator coils and drain pan. Maintain indoor humidity below 60% using dehumidifiers or your AC's dry mode, especially during the humid summer months. Improving ventilation in the room can also reduce condensation buildup.

For a situation like this, a professional inspection is recommended to assess the full extent of the water damage behind the ceiling and to conduct a proper remediation, which includes containment and air filtration to protect the rest of your home. In Dubai, reputable providers should follow guidelines like the IICRC S520 for mold remediation.
