How to permanently fix AC leak and kill bedroom mold?« Back to Previous Page

My AC unit in the bedroom of my Jumeirah villa has been leaking a bit of water onto the carpet, and now I’m seeing a patch of black spots along the base of the wall. I’ve wiped it with bleach, but it keeps coming back within a week, especially with the humidity. What’s the most effective long-term solution to kill this mold for good and stop the moisture problem at its source?

The leak is the root cause, and until you fix that, the mold will keep returning. In Dubai's climate, AC units work year-round and produce significant condensation that must drain properly. Your recurring mold indicates the moisture problem persists.
First, address the leak. Common causes in villas include a clogged condensate drain line from dust and microbial growth, a disconnected drain pipe, or a damaged drain pan. A qualified HVAC technician should inspect the unit, clear the blockage with a vacuum or pressure flush, and ensure the drainage system is properly reconnected and sloping away from the unit. This stops the water at its source. For the existing mold, wiping with bleach only removes surface discoloration on non-porous materials; it doesn't kill the root structure (hyphae) within porous surfaces like drywall or carpet backing. The affected section of the wall and carpet likely needs to be cut out and replaced once the leak is fixed and the area is completely dry. For a proper assessment of contamination extent, a professional inspection with moisture meters and possibly air or surface sampling can identify the mold species and spore concentration, which is particularly advised if the area is larger than one square meter or if occupants have respiratory sensitivities. To prevent recurrence, ensure the room is well-ventilated after the repair and consider using a dehumidifier, especially during the more humid months, to keep indoor humidity levels below 60%, which helps inhibit new mold growth. |
