How to permanently fix AC leak and mold in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below the vent, and now I’m starting to see a few small black spots in that area. I’ve wiped it with vinegar, but with this humidity, I’m worried it’s just going to come right back. What’s the most effective long-term solution to kill the mold and stop the condensation from the AC unit for good?

The issue you're describing is a very common one in Dubai due to our high ambient humidity and year-round reliance on air conditioning. The black spots you see are likely a mold colony, and vinegar is only a superficial, temporary fix. The root cause is the AC condensation leak, which creates a perpetual moisture source.

A permanent solution requires a two-pronged approach: remediation of the existing mold and rectification of the AC issue. First, the affected carpet and underlying padding must be professionally assessed. In many cases, the padding is a foam material that acts like a sponge, holding moisture and fostering deep-seated mold growth that cannot be surface-cleaned. Proper remediation involves containment, HEPA vacuuming, and antimicrobial treatment of the area to ensure spores are not disseminated.

For the AC unit, the condensation leak is typically caused by one of three issues: a clogged condensate drain line, a damaged or disconnected drain pan, or insufficient insulation on the cold refrigerant lines causing excessive sweating. A licensed AC technician needs to inspect the unit, clear the drain line with a vacuum, and ensure the condensate is properly channeled away. In our climate, AC units must be serviced quarterly to prevent such blockages from dust and biofilm buildup.

Given the potential health risks associated with mold exposure and the technical nature of HVAC systems, I strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive assessment to identify the full extent of the mold contamination and pinpoint the exact cause of the AC leak, providing a definitive solution.
