How to permanently fix AC leak and mold in Jumeirah?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah has been leaking a bit, and now we’ve found black spots spreading on the wall behind the wardrobe. It’s been super humid lately and I’m worried it’s just going to get worse. What’s the most effective way to treat this mold for good and what can I do to stop the AC from causing it again?

The black spots are likely mold caused by the AC condensate leak and Dubai's high humidity. The leak creates persistent dampness, and the humidity provides the ideal environment for mold to grow and spread, often behind furniture where airflow is restricted.

For effective, permanent treatment, you must address both the moisture source and the existing mold. First, turn off the AC unit to prevent further water from leaking. Have a certified HVAC technician inspect and repair the leak—common causes are a clogged condensate drain line, a damaged drain pan, or improper installation. Simply wiping the wall is insufficient; the mold growth inside the wall cavity needs professional remediation.

For the mold itself, this requires containment and removal. In serious cases like this, where growth is inside a wall, a professional inspection is strongly advised. Remediation involves isolating the area to prevent spores from spreading, safely removing the contaminated materials (e.g., a section of drywall), and using specialized equipment like HEPA vacuums and air scrubbers to clean the space. DIY bleach sprays often fail to address the root cause and can worsen indoor air quality by releasing more spores.

To prevent recurrence, ensure the AC leak is fully fixed. Afterwards, keep the area behind the wardrobe ventilated. Consider using a dehumidifier in the room, especially during the more humid summer months, to maintain indoor humidity levels below 60%. Regular servicing of your AC unit, including cleaning the drain line and checking the drain pan, is essential to prevent future leaks and condensation issues common in the UAE's climate.
