How to permanently fix AC leak and mold in JVC apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the unit, and now I’m seeing a few small black spots on the skirting board. I wiped it with bleach, but I'm worried it will just come back with the humidity. What’s the most effective long-term solution to kill this mold for good and stop the moisture problem at the source?

The water leak is the root cause that must be fixed first; otherwise, the mold will return. In Dubai's high humidity, simply wiping mold with bleach only removes surface discoloration but leaves the root network intact. The moisture from your AC leak provides the perfect environment for it to regrow quickly.

For the AC leak, the most common culprits are a clogged condensate drain line or a disconnected drain pipe. A certified HVAC technician can clear the blockage with a vacuum or snake and ensure the pipe is properly routed to drain. For a long-term solution, ask them to install an anti-algae tablet in the drain pan to prevent future clogs.

Once the leak is permanently stopped, you can address the mold. For small, isolated spots on non-porous surfaces like skirting boards, a thorough cleaning with a dedicated mold remover (not just bleach) can be effective. However, if the carpet or the wall behind the skirting board got wet, the mold may have penetrated deeper. Porous materials often require professional cleaning or replacement to prevent spores from lingering.

Given the persistent moisture source, a professional inspection is wise to assess the full extent. They can use moisture meters to check the wall and carpet for hidden dampness you can't see. In many JVC apartments, the constant AC operation against the outdoor heat creates significant condensation, so ensuring your unit is well-maintained is key to preventing recurrence.
