The recurring mold indicates the underlying moisture issue wasn't resolved. In Dubai's climate, an AC leak creates a constant source of humidity, which is all mold needs to regrow after a superficial clean.

First, address the leak. The most common causes here are a clogged condensate drain line or a malfunctioning condensate pump. A technician should flush the drain line with a vet-grade disinfectant and vacuum to clear any biofilm blockage. If the drain pan is cracked or the pump is faulty, they must be replaced. This stops the water source.

For the existing mold, simply wiping the wall is insufficient. The mold has likely penetrated the porous paint and plaster. The affected section of drywall needs to be properly remediated: isolated, removed, and the area treated with an antimicrobial solution to kill the root structure. Repainting requires a mold-resistant primer.

To prevent recurrence, ensure the room's AC unit is correctly sized and maintained. An oversized unit cools too quickly without running long enough to dehumidify properly, leading to condensation. Have a professional assess the unit's BTU capacity for your room size and its refrigerant levels. Finally, using a dehumidifier in the room, especially during the more humid winter months, can help maintain a relative humidity level below 60%, making it very difficult for mold to reestablish. For a problem this persistent, a professional inspection that includes moisture mapping is the most reliable path to a permanent solution.
