How to permanently fix AC mold and leakage?« Back to Previous Page

The AC in my bedroom in my Jumeirah apartment has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing these scary black spots starting to form on the wall behind the unit. I’ve wiped it down with bleach, but I’m worried it’s just going to come back. What’s the most effective way to kill this mold for good and stop the AC from causing this dampness in the first place?

The black spots indicate active mold growth, which is common when AC units leak in Dubai's humid climate. Bleach only removes surface discoloration; it doesn't kill the mold's root structure inside porous materials like drywall.

First, address the water source. The leakage is likely due to a clogged condensate drain line, a common issue here from dust and mineral buildup. A technician should clear the line, check the drain pan for cracks, and ensure the unit is properly levelled to allow drainage. This stops the dampness that fuels the mold.

For the mold itself, professional remediation is often needed for a permanent fix, especially on walls. The affected drywall or carpet backing may need to be removed and replaced if the growth is extensive. Surface cleaning is insufficient as the mold penetrates deeply. In many Jumeirah apartments, the space behind the AC unit is a high-risk area for hidden growth.

To prevent recurrence, maintain indoor humidity below 60% using a dehumidifier if necessary. Schedule bi-annual professional AC servicing to clean coils and drain lines, which is crucial for units running year-round. A certified mold inspection can identify the exact species and the full extent of contamination, particularly if you or family members experience respiratory irritation.
