How to permanently fix AC mold and water leaks?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I'm starting to see these small black speckles spreading out from the vent on the wall. I’ve wiped it down with vinegar, but the damp smell comes back every time the AC kicks on. What’s the most effective way to get rid of this for good and stop it from coming back, especially with this humidity?

The black speckles you're seeing are almost certainly mold growth, a direct result of the AC condensate leak saturating your carpet and wall cavity. The Dubai climate, with its high ambient humidity and year-round AC operation, creates a perfect environment for mold proliferation. Wiping with vinegar is a temporary surface fix; it cannot address the deep-seated colonization within the wet materials or the root cause—the water leak.

A permanent fix is a two-part process: remediation of the existing mold and correction of the moisture source. First, the AC unit must be professionally serviced to identify and repair the leak, which is often a clogged condensate drain line, a disconnected pipe, or a damaged drain pan. Second, the affected area requires expert remediation. The carpet, underlay, and potentially the drywall are contaminated and act as a reservoir for spores. These materials likely need to be carefully removed and disposed of. The underlying subfloor and cavity must then be professionally cleaned, dried using industrial-grade dehumidifiers (a critical step in our humid environment), and treated with EPA-approved antimicrobial agents to prevent regrowth.

Given the potential health risks of black mold (Stachybotrys chartarum) and the complexity of ensuring it's fully eradicated, a professional inspection is strongly advised. DIY attempts often spread spores and fail to address the hidden moisture problem. Our certified technicians at Saniservice use moisture meters, thermal imaging, and air sampling to assess the full extent of the contamination and execute a compliant remediation plan per Dubai Municipality guidelines.
