The grout between the tiles in our JBR apartment's master bathroom has started turning black in the corners, and there's a constant damp smell even though we run the exhaust fan. It seems to have gotten worse since the humidity really kicked in a couple of months ago. I'm worried it's going to spread behind the vanity. What's the most effective, long-lasting solution to kill this mold and re-grout to prevent it from coming back?

Black grout in a JBR bathroom is almost certainly mold, and the damp smell confirms a moisture issue that cleaning alone won't fix. The high humidity here, especially during summer, creates perfect conditions for mold in bathrooms where steam from showers condenses on cooler tile surfaces.

The most effective long-term solution requires addressing the moisture source first. Your exhaust fan may not be powerful enough for the room's size or could be venting improperly. Check that it's actually moving air by holding a tissue to it; if it doesn't hold, the fan is inadequate or the duct is blocked. Running it for at least 30 minutes after showering is crucial.

For the existing mold, simply bleaching the surface is a temporary fix as it doesn't kill the roots embedded deep in the porous grout. The only permanent solution is to physically remove the compromised grout. This requires scraping it out completely, treating the underlying substrate with a professional-grade antimicrobial agent to kill any hidden growth, and then re-grouting with a high-quality, mold-inhibiting epoxy grout, which is far less porous than standard cement-based grout.

Finally, applying a penetrating sealant to the new grout lines will provide an additional moisture barrier. Given the persistent smell and potential for growth behind the vanity, a professional inspection is wise to assess if the problem has spread into the wall cavity, which would require more extensive remediation to achieve a lasting result.
