How to permanently fix black mold in Dubai villa walls?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some shoes. It’s on the wall and has a really damp, earthy smell. We run the AC constantly, but I'm worried the problem is deeper in the walls from last winter's humidity. What's the most effective way to not only clean this but to find and fix the root cause so it doesn't come back?

Black mold in a Dubai villa wall is almost always a symptom of a hidden moisture problem, not just surface condensation. The high humidity here, combined with year-round AC use, creates perfect conditions for mold if there's a persistent water source.

First, stop the moisture. The damp, earthy smell suggests an active leak, possibly from a cracked pipe in the wall, a faulty seal around a window frame allowing humid air in, or rising damp from the foundation. Simply cleaning the visible patch will not stop it from returning. For a permanent fix, you must locate and repair this source. This often requires a professional inspection using moisture meters and thermal imaging cameras to pinpoint the leak's origin without unnecessary demolition.

Once the source is repaired, remediation can begin. The affected section of drywall or plaster is typically removed and disposed of safely, as the mold's root structure (mycelium) penetrates deeply. The underlying wall cavity must be thoroughly dried and treated with antimicrobial solutions. Only then should new, mold-resistant drywall be installed.

For a closet on an exterior wall, also ensure your AC unit is correctly sized and balanced. An overworked unit can cause significant temperature differentials between rooms, leading to condensation inside walls—a common issue in villas here. A professional assessment can determine if your HVAC system is contributing to the problem. The goal is to create a dry environment where mold cannot regrow.
