How to permanently fix damp closet mold in humid climate?« Back to Previous Page

My bedroom closet on the outside wall of our villa in Jumeirah is always a bit damp, and after this last humid spell, I've found small black spots on some of my shoes and the back wall. We run the AC constantly but it doesn't seem to help this one corner. What's the best way to treat this and stop it from coming back for good?

The damp closet is likely due to thermal bridging or a minor cold bridge in that outside wall, a common issue in Dubai villas. The constant AC cools the wall interior, but the humid outside air causes condensation when it meets that cold surface, creating a perfect breeding ground for mold.

First, address the immediate problem. For small spots, wipe the area with a solution of white vinegar or a dedicated mold remover. Dispose of any heavily affected porous items like cardboard boxes. Do not use bleach, as it only removes the surface color and does not kill the root structure.

To prevent recurrence, you must stop the condensation. Increase air circulation in the closet – leave the door ajar and consider a small battery-operated dehumidifier or moisture absorber placed inside. For a more permanent solution, a professional inspection is recommended to identify if insulation within the wall cavity has failed or if there's a tiny crack allowing moisture ingress. They can also check for any leaks from adjacent bathrooms or pipes, which is a regulated requirement under Dubai's building codes.

Ultimately, the fix involves addressing the wall's temperature differential. This could mean improving the wall's insulation or having a technician adjust your AC system to slightly reduce the cooling output to that specific area to minimize the drastic temperature contrast. For persistent issues, a certified mold assessment, including air and surface sampling sent to a microbiology lab, is the only way to identify the species and ensure the remediation plan is effective for the long term.
