How to permanently fix damp closet mold on outer wall?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on the outer wall of our villa in Jumeirah. The weird thing is, the dehumidifier runs constantly and we keep the AC on, but the closet always feels a bit damp, especially after the recent humidity. What's the best way to permanently fix the moisture issue in there to stop it from coming back?

This is a classic Dubai villa issue where the outer wall acts as a thermal bridge. The wall gets hot from the sun, and the cold air from your AC condenses moisture on its interior surface inside the closet, creating a persistent damp patch perfect for mould. The dehumidifier can't effectively target this enclosed, localized problem.
First, address the mould itself. For a small patch, cleaning with a vinegar solution or a dedicated mould remover can be effective. Wear a mask and gloves. However, this is only a temporary fix if the moisture source remains. The permanent solution requires stopping the condensation. You must improve the closet's insulation and air circulation. Check if the closet has any insulation in the external wall cavity; many older villas lack adequate insulation. Adding it would be a significant but highly effective renovation. A more immediate step is to ensure air can flow through the closet. Install a louvered door or drill discreet vent holes in the door to allow your room's cooled, dehumidified air to circulate inside, balancing the temperature and reducing condensation. Also, verify that your AC unit is properly sized and maintained. An overworked or faulty unit may not be dehumidifying the air as efficiently as it should. For persistent issues hidden within the wall structure, a professional inspection using a thermal imaging camera can identify the exact cold spots and moisture penetration points, which is crucial for a targeted, permanent repair. |
