How to permanently fix damp smell in closet from outside?« Back to Previous Page

Our villa in Jumeirah 3 has a persistent damp smell in the master bedroom closet, especially on the interior wall facing the garden. It’s gotten much worse since the humidity spiked last month. I’m worried the moisture is seeping in from outside. What’s the most effective long-term solution to stop this mold from coming back, should I look into specialized insulation or waterproofing?

That persistent damp smell in your closet is almost certainly a moisture issue, and in Dubai's climate, it's a very common problem. The interior wall facing the garden is a major clue—moisture is likely migrating through the wall from the outside, especially with the recent high humidity.

The only permanent fix is to address the source of the moisture intrusion from the exterior first. Applying internal sealants or paints will only trap the moisture inside the wall structure, leading to hidden mold growth and potential structural damage over time. You need to identify and seal the entry point from the outside.

For a villa in Jumeirah, this typically means a professional inspection to locate the breach. Common culprits are cracked render, failed sealant around windows or pipes, or a compromised damp-proof course. The solution is proper exterior waterproofing, which may involve applying a specialized cementitious coating or membrane to that garden-facing wall to block water ingress.

Once the exterior is sealed, the interior must be properly remediated. This isn't just wiping visible mold; the drywall and insulation inside the closet likely harbor mold roots and need professional-grade antimicrobial treatment or replacement. Finally, improving air circulation in the closet with a vent or leaving the door ajar can prevent stagnant, humid air from settling, which is crucial in our climate where AC use creates constant temperature differentials and condensation risk.

For a problem this specific, a diagnostic inspection is key to avoid costly guesswork. A proper assessment will use moisture meters and thermal imaging to pinpoint the exact moisture path and recommend the correct waterproofing method.
