How to permanently fix mold from AC leak in closet?« Back to Previous Page

The AC in my master bedroom closet has been leaking a bit and now I’ve found black mold spreading on the back wall and some of our shoes. I got a company to clean it, but I’m terrified it will just come back once they leave since the closet is so enclosed and the AC unit is inside it. What’s the most effective way to treat this and ensure it’s permanently fixed, not just a temporary clean?

The most effective approach addresses both the mold growth and the moisture source permanently. In a small, enclosed space like a closet with an internal AC unit, a surface clean alone is almost guaranteed to fail because hidden mold and residual spores will regrow.

First, the AC leak must be identified and repaired by a certified HVAC technician. This is the non-negotiable first step; without it, any remediation is temporary. The high humidity and constant cooling cycles in Dubai create perfect conditions for rapid mold recurrence if moisture is present.

For the mold itself, professional remediation is strongly advised for this scenario. The wall cavity behind the visible growth likely harbors more mold. Effective treatment requires containment of the area to prevent spore spread, physical removal of contaminated porous materials (like damaged drywall or insulation), and specialized cleaning of the structure and your belongings. They should use HEPA vacuums and antimicrobial treatments designed for porous surfaces like leather shoes.

After remediation, the area must be dried to a moisture content below 15-20% using industrial dehumidifiers. Verifying this with a moisture meter is critical. To prevent future issues, ensure the closet has adequate ventilation. Consider leaving the door ajar periodically or installing a small louvered vent to allow air circulation. A professional inspection post-remediation, potentially including air or surface sampling, can provide documented proof that the spore count has returned to normal levels.
