How to permanently fix mold from leaking AC?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit, and now I've found black spots spreading on the back wall and on some of our shoes stored there. We had a guy come and clean it a few months ago, but it's already coming back with the humidity. What's the most effective way to treat this ourselves to kill it for good, and what can we do to stop the mold from just returning again next season?

Based on the symptoms you've described—black spots spreading from a leaking AC unit in a closet—this is a clear case of recurrent mold due to persistent moisture. The previous cleaning failed because it only addressed the surface-level growth, not the underlying cause.

The most effective way to treat this yourself is a multi-step process, but a permanent fix is unlikely without resolving the moisture source. First, identify and repair the AC drain line clog or condensation pan leak; this is the non-negotiable first step. For the mold itself, wearing proper PPE (N95 mask, gloves, goggles), clean the affected non-porous surfaces (the wall) with a detergent solution. For porous materials like the shoes, discard them if possible, as mold roots (hyphae) penetrate deeply and cannot be fully removed. After cleaning, a solution of diluted white vinegar or a specialized EPA-approved fungicide can be applied to kill residual spores. However, be aware that DIY chemical application can be hazardous if misused and is often ineffective against entrenched growth.

Crucially, in Dubai's high-humidity climate, mold will always return without controlling the environment. Ensure the closet is well-ventilated. Consider using a renewable desiccant like silica gel to manage humidity in the enclosed space and keep the AC running consistently to dehumidify the air, even when the room is unoccupied.

For a permanent solution, I strongly recommend a professional inspection. DIY methods are a temporary fix and can inadvertently spread spores. We use thermal imaging to pinpoint the exact moisture intrusion source and industrial-grade HEPA filtration to contain and remove the contamination safely, followed by antimicrobial coatings to prevent recurrence. This is the only way to ensure it is killed "for good" as you require.
