How to permanently fix mold in a closet from exterior dampness?« Back to Previous Page

Our bedroom closet on the outside wall of our villa in Al Barsha has started to get a patch of black mold in the corner. I noticed it a couple of weeks ago, and it's gotten worse since the recent humidity. I'm worried the dampness is coming through the wall from outside. What's the most effective way to treat this and what kind of sealant should I use on the exterior wall to stop it for good?

The most effective fix requires addressing both the interior mold and the exterior moisture source. In Dubai's climate, this is almost always caused by a thermal bridge in the wall where condensation forms, or a minor crack allowing humid air to infiltrate.
First, the interior mold must be remediated. For a small patch, a solution of white vinegar or a dedicated mold cleaner can be effective. Wear a mask and gloves, and ensure the area is well-ventilated. Simply wiping it away without fixing the moisture will result in its return. The permanent solution is exterior sealing. You need to identify the exact point of water ingress on the outside wall. A professional inspection is highly recommended here, as they use moisture meters and thermal imaging to pinpoint the breach that's not always visible. The sealant used depends on the wall material (e.g., concrete, render). A high-quality, waterproof elastomeric coating or silicone-based sealant is typically applied to the identified area after any cracks are properly filled. This creates a flexible, weatherproof barrier. Given Dubai's high humidity and constant AC use creating temperature differentials, the goal is to stop warm, moist outdoor air from contacting the cool interior wall surface inside your closet. Without addressing this underlying cause, any interior treatment is temporary. For a confirmed structural dampness issue, a professional assessment is the only way to guarantee a permanent fix. |
