The AC in our master bedroom in our Jumeirah villa seems to be leaking condensation again, and we’ve found black mold spots starting to spread on the wall behind the unit. We had a company come out last year to treat it, but it’s clearly come back. What’s the most effective way to not just clean this, but to fix the root cause so it stops happening every summer?

The most effective permanent fix starts with identifying the root cause. A recurring leak suggests the condensate drain line is likely blocked, damaged, or improperly sloped, preventing water from draining properly. The drain pan could also be cracked or overflowing. Until this is corrected, moisture will continue to accumulate and mold will return, even after cleaning.

For a permanent solution, a professional inspection is essential. They should assess the AC unit's drainage system, insulation on refrigerant lines (which prevents condensation), and the unit's overall balance. An oversized AC can short-cycle, not running long enough to properly dehumidify the air, leaving your space cool but damp.

The wall itself must be addressed. Mold on drywall often means moisture has penetrated deep into the cavity. Effective remediation involves removing the affected section of drywall to treat the mold behind it and allowing the structure to dry completely before repairs. Simply cleaning the surface is insufficient.

After fixing the leak and repairing the wall, ensure the area remains dry. Improving air circulation around the unit and maintaining a consistent AC temperature to reduce excessive condensation are key. For verification, a post-remediation assessment, including air or surface sampling, can confirm the mold levels have returned to a normal baseline.
