The AC unit in our villa's master bedroom in Al Barsha has been leaking a bit, and now I’m seeing black spots along the corner of the wall behind the bed. We had a company come to clean it last year, but it’s clearly come back. What’s the most effective way to treat this myself to kill the mold for good and prevent it from returning in this humid climate?

The most effective approach addresses both the visible growth and the hidden moisture source. In your case, the AC leak is the primary issue; simply cleaning the wall is a temporary fix.
First, stop the moisture. Have an HVAC technician repair the AC unit's leak and ensure the drain line is clear and properly insulated to prevent condensation, a common issue in Dubai's climate. Until it's repaired, moisture will constantly feed the mold. For the wall, wearing an N95 mask and gloves, scrub the affected area with a mixture of detergent and water. Avoid bleach, as it only removes the colour and doesn't kill the roots on porous surfaces like drywall. After cleaning, the area must be dried completely with fans and dehumidifiers. However, if the mould has penetrated the drywall or insulation behind it, which is likely given the recurring leak, the affected material must be cut out and replaced to truly eliminate it. To prevent recurrence, maintain indoor humidity below 60% using a dehumidifier, especially in enclosed bedrooms. Ensure your AC is correctly sized and running consistently to manage humidity, even when you're out. Improve air circulation in the room by moving furniture slightly away from walls. Given this is a recurring issue behind a wall, a professional inspection is strongly recommended. They can use moisture meters and borescopes to assess the extent of damage inside the wall cavity, which is often far greater than what's visible on the surface. For a permanent solution, the underlying cause must be fully resolved and any compromised building materials removed. |
