How to permanently kill and prevent closet mold in high humidity?« Back to Previous Page

The AC in my bedroom closet has been leaking a little, and now I’ve found black spots spreading on the back wall and on some of our shoes. We live in a high-humidity area near the Marina and I’m worried it will just keep coming back even if I clean it. What’s the most effective way to kill this mold for good and prevent it from coming back?

Based on your description, this is a classic case of mold growth driven by a persistent moisture source—the leaking AC unit. The black spots are likely Cladosporium or Stachybotrys (black mold), which are common in the UAE's high-humidity coastal areas like the Marina. The condensation from your AC provides the perfect breeding ground.

Simply wiping the visible mold is ineffective and can aerosolize spores, spreading the contamination. The most effective, permanent solution requires a systematic approach:

First, the moisture source must be eliminated. A certified HVAC technician must repair the AC leak and ensure the drain pan and condensate line are clear and functioning. Without this critical step, mold will inevitably return.

Second, the affected area requires professional remediation. This is not a DIY cleaning job. Porous materials like drywall and shoes are often impossible to clean thoroughly and may need to be safely discarded. The remediation process involves containment of the area to prevent cross-contamination, HEPA vacuuming, and application of EPA-approved, specialized antimicrobial agents to kill the mold at its roots. For a closet, this also means treating all adjacent surfaces.

Finally, prevention is key. After remediation, consider installing a dehumidifier or using moisture-absorbing products in the closet. Ensure your AC is serviced quarterly, as recommended by Dubai Municipality guidelines, to prevent future condensation issues.

Given the spread you've described, this situation warrants a professional inspection to assess the full extent of the damage, which may be inside the wall cavity. For a permanent solution and to ensure the health of your indoor environment, I strongly recommend contacting a certified mold remediation specialist.
