How to permanently kill and prevent mold in windowless bathroom?« Back to Previous Page

My ensuite bathroom in our Jumeirah Village Circle apartment has no window and the exhaust fan is pretty weak. After every shower, the walls stay damp for hours and I've started to see these black specks appearing in the grout between the tiles. What's the most effective way to kill this mold for good and stop it from coming back, especially since I can't just open a window to air it out?

The black specks are almost certainly mold, thriving on the constant dampness. In Dubai's climate, this is a common issue in bathrooms without proper ventilation.
First, address the active growth. For surface mold on grout, a paste of baking soda and white vinegar or a dedicated hydrogen peroxide-based cleaner can be effective. Scrub it into the grout, let it sit, then rinse. Never mix chemicals. Bleach is often ineffective as it only lightens the color superficially without killing the root structure embedded in porous surfaces. Prevention is your real battle. Since you can't open a window, mechanical ventilation is non-negotiable. Your weak fan is the core problem. Check its extraction rate (measured in CFM or litres/second); for a small bathroom, it should be at least 50 CFM. If it's inadequate, upgrading it is a crucial investment. Run the fan for at least 30-60 minutes after every shower. Wiping down walls and the shower floor with a squeegee immediately after use removes most of the moisture before it can stagnate. A portable dehumidifier placed in the bathroom after showers can also help measurably reduce humidity levels. If the mold reappears quickly despite these efforts, or if you see extensive growth, the spores may have penetrated behind the tiles. In such cases, surface cleaning is temporary. A professional inspection can identify the full extent of the problem. They use moisture meters to find hidden dampness and can perform air or swab tests to identify the mold species, which is important for determining the correct remediation protocol. |
