How to permanently prevent bathroom mold in a humid villa?« Back to Previous Page
|
The grout between the tiles in our Jumeirah villa's main bathroom is starting to get these black spots again, even after I scrubbed it all away just a couple of months ago. The room doesn't have a window and the humidity just seems to sit there no matter what. What's the most effective long-term solution to stop this mold from constantly coming back, besides just cleaning it?

Black mould recurrence in a windowless bathroom is a classic Dubai issue, driven by the high ambient humidity and lack of air movement. Scrubbing only removes the visible growth, not the root cause. The long-term solution requires a multi-pronged approach to control moisture.
First, mechanical ventilation is non-negotiable. Your extractor fan must run during and for at least 30 minutes after every shower. If the current fan is weak or old, upgrade to a higher-capacity model (measured in CFM or cubic meters per hour) and ensure its ductwork vents directly outside, not just into the ceiling void. Installing a humidistat switch that automatically turns the fan on when humidity rises can be more effective than a manual switch. Second, manage surface moisture. After showering, use a squeegee on all wet tiles and glass doors to remove standing water. Wiping down the grout lines with a dry towel takes only a moment but drastically reduces the moisture available for mould growth. For the grout itself, its porosity is the problem. Re-grouting with a high-quality, mould-inhibiting epoxy or urethane grout creates a much less hospitable surface. Afterward, applying a penetrating sealer will provide an additional moisture barrier. Finally, address the room's overall humidity. A small, freestanding dehumidifier placed in the bathroom can make a significant difference, especially if run for a few hours daily. For a comprehensive assessment of hidden moisture within walls or under tiles—common in villas with aging plumbing—a professional inspection with thermal imaging and moisture meters can identify leaks or condensation issues you can't see. This is often the key to a true permanent solution. |
