How to permanently prevent black mold in bathroom grout?« Back to Previous Page

My bathroom’s grout in our Marina apartment is constantly getting these black spots, especially behind the toilet and under the sink cabinet, no matter how much I scrub. It gets way worse during the humid summer months. I run the exhaust fan during showers but it doesn’t seem to be enough. What’s the most effective long-term solution to prevent this mold from coming back for good?

Black mold in bathroom grout is a pervasive issue in Dubai due to the high ambient humidity and condensation from showers, creating a perfect environment for growth. Your exhaust fan is likely undersized for the moisture load, which is common in many Marina apartments.

The most effective long-term solution requires addressing both the surface issue and the underlying moisture problem. Start by having the existing mold professionally removed, not just scrubbed, as improper cleaning can aerosolize spores. For the grout itself, once clean and dry, apply a high-quality penetrating sealer designed for wet areas to create a moisture barrier.

To manage humidity, verify your exhaust fan is actually moving sufficient air; a simple test is to hold a single square of toilet paper to the vent—it should be held firmly in place. If it drops, the fan is ineffective. For many bathrooms here, upgrading to a higher-capacity model is necessary. Additionally, wipe down all wet surfaces, including walls and the floor area behind the toilet, with a squeegee after every shower. This mechanically removes the water mold needs to grow.

For persistent cases, a professional inspection can identify hidden moisture sources, like a small leak under the sink or within the wall, that are fueling the recurrence. In the UAE's climate, this is a constant battle, and a combination of sealing, superior ventilation, and diligent moisture control is the only permanent strategy.
