How to permanently prevent mold after AC leak?« Back to Previous Page

The AC in my bedroom closet has been leaking a little, and now I’ve found black spots all over my leather bags and shoes stored in there. I had the maintenance guy fix the leak, but I’m terrified the mold will just come back once the humidity rises again. What’s the most effective way to treat this and keep it from ruining more of my stuff?

The black spots are likely mold growth fueled by the AC condensation leak. The high humidity in Dubai creates a perfect environment for it to return if not handled correctly. Simply fixing the leak and wiping the surface is rarely enough.

Start by removing all affected items from the closet. For leather goods, a professional cleaner experienced with mold on luxury materials is your safest bet to prevent permanent damage. Do not attempt to clean them in the same space.

The most effective approach is a three-step process: dry, clean, and prevent. First, the entire closet area must be thoroughly dried. Use a powerful dehumidifier inside the enclosed space for at least 24-48 hours to remove all residual moisture from the walls, floor, and air. This is non-negotiable.

Next, the mold itself must be addressed. Surface cleaning with household bleach is often insufficient for porous materials and doesn't address hidden spores. The affected wall and closet interior should be treated with an EPA-approved fungicidal coating designed for building materials, which creates a barrier against future growth. For a situation like this, a professional inspection is strongly recommended to assess if the moisture has penetrated the drywall, which would require removal and replacement.

Finally, to prevent recurrence, ensure the AC unit is serviced and its drainage line is fully clear. Consider placing a renewable desiccant dehumidifier, like silica gel canisters, inside the closet long-term to control the micro-climate. Keeping the closet door slightly ajar can also improve air circulation and prevent stagnant, humid air from accumulating.
