How to permanently prevent mold in AC-off rooms?« Back to Previous Page

We've lived in our villa in Mirdif for two years and just noticed a bunch of black spots appearing in the back of our wardrobes on the exterior wall. The weird part is, it's only in the rooms where we keep the AC off for most of the day. I'm constantly battling the humidity. What's the most effective way to stop this mold from coming back for good?

The mold growth you're observing in your Mirdif villa is a classic symptom of the high humidity levels in Dubai, exacerbated by turning the AC off. Air conditioning is the primary dehumidifier in our climate. When it's off, especially in enclosed spaces like wardrobes on exterior walls, warm, moisture-laden air from outside infiltrates. This air then condenses on the cooler interior surfaces of the wall, creating the perfect damp environment for mold to thrive.

To permanently prevent this, a multi-pronged technical approach is required. First, you must address the humidity source. Do not turn the AC off completely. Instead, use a dehumidistat setting if your unit has one, or maintain the AC at a constant 23-24°C even when rooms are unoccupied. This ensures continuous dehumidification. Second, drastically improve air circulation. Install small, battery-operated humidity sensors inside the wardrobes. When levels rise above 60% RH, use a portable dehumidifier or run a fan directed at the area. Ensure wardrobes are not overpacked and have ventilation gaps.

For the building envelope, inspect the exterior wall for cracks or compromised waterproofing that may be allowing moisture ingress. Seal any penetrations. Internally, after a professional remediation, the wall should be treated with an antimicrobial coating and repainted with a premium mold-resistant paint.

Given the persistent nature of this issue, a professional inspection is highly recommended. Our certified experts use thermal imaging cameras and precise moisture meters to identify the exact condensation points and hidden problems. We then provide a tailored remediation and prevention plan compliant with Dubai Municipality's health and safety standards.
