How to permanently remove AC mold and prevent condensation?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the wall behind it, and now I’ve spotted a patch of black mold growing there. We run the AC almost constantly, and I’m worried the dampness is just going to make it spread. What’s the most effective way to kill this mold for good and how can I stop the condensation from the AC unit from causing this again?

The most effective way to permanently remove AC mold starts with fixing the root cause: the condensation leak. In Dubai's climate, with high humidity and year-round AC use, this is a common issue. First, have a certified HVAC technician inspect and repair the AC unit's drainage line, which is often clogged with microbial growth or misaligned. This stops the water source feeding the mold.

For the existing mold patch, simply wiping it with bleach is ineffective on porous surfaces like drywall and doesn't address hidden growth. The proper protocol is to isolate the area, physically remove contaminated porous materials if necessary, and use EPA-approved biocides. For anything beyond a very small patch (under 1 sq ft), a professional assessment is recommended to determine the extent and species, as some molds common in AC systems can cause significant irritation.

To prevent recurrence, ensure the repaired AC unit is serviced regularly, including cleaning the drip pan and drainage line. Maintain indoor humidity levels below 60% using a dehumidifier if needed, especially during the more humid winter months. Improve air circulation around the AC unit and consider applying an anti-microbial coating to the area after remediation, but only after the moisture issue is fully resolved. The key is addressing the water problem first; without that, any removal is temporary.
