How to permanently remove AC mold and prevent its return?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the wall behind it, and now I’ve spotted a patch of black mold growing there. I’ve wiped it down with bleach, but it keeps coming back within a couple of weeks, especially with the AC running constantly in this heat. What’s the most effective way to kill this mold for good and prevent it from returning, especially dealing with the humidity from the AC unit?

The recurring mold indicates a persistent moisture source that bleach can't address. Bleach only removes surface discoloration but doesn't kill the mold's root structure (hyphae) penetrating porous drywall, nor does it address the AC's condensation leak.
First, fix the leak. The constant water from the AC unit is the primary cause. This is often due to a clogged condensate drain line or a misaligned drain pan—common issues with units running 24/7 in Dubai's climate. A certified HVAC technician should inspect and clear the drain line to stop the water flow immediately. For the mold itself, the affected wall material is likely compromised. Porous materials like drywall or insulation behind the unit may need to be carefully removed and replaced if the mold growth is extensive. Simply wiping the surface is insufficient. To prevent its return after fixing the leak and remediating the wall, ensure the area remains dry. Improve air circulation around the unit, and consider using a mold-inhibiting primer on the new wall surface before repainting. For a persistent issue in a high-humidity environment, a professional assessment is recommended to determine the full extent and to conduct post-remediation verification, which in many cases involves air or surface testing to confirm the mold has been effectively addressed. |
