How to permanently remove AC mold in Jumeirah Village Circle?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Village Circle has been leaking a bit of water onto the carpet, and now I’ve spotted a small black patch of mold growing on the baseboard behind the curtain. I wiped it with bleach, but it came back within a week. What is the most effective way to kill this mold for good and stop the AC from causing it again?

The mold returned because bleach only removes surface discoloration; it doesn't kill the roots embedded in porous materials like drywall or wood. The persistent AC leak is providing the constant moisture mold needs to regrow.

First, address the water source. The leak is likely due to a clogged condensate drain line, common in Dubai's climate where ACs run constantly. Turn off the unit and check the drain pipe for blockage. A professional HVAC technician can clear it and ensure the drip pan is properly sloped. This is the critical step to stop the problem permanently.

For the mold itself, scrubbing with a dedicated mold remover (not bleach) can be effective for small, surface-level patches. However, since it's on a baseboard and has already regrown, the mold has likely penetrated the material. For a permanent fix, the affected section of baseboard and any damp carpet or underlying padding should be carefully removed and replaced. This is often necessary when moisture has been present for more than 48 hours.

In JVC's high humidity, simply cleaning won't suffice if any moisture remains. For a recurring issue like this, a professional inspection is recommended to assess the full extent of the hidden damage behind the wall and to verify the AC unit is the only moisture source. They can use moisture meters and thermal imaging to find all affected areas. A company with its own microbiology lab can also identify the mold type to confirm the appropriate remediation protocol.
