How to permanently remove and prevent bedroom mold in Dubai?« Back to Previous Page

The AC in our master bedroom has been leaking a bit, and now I’m finding black spots along the bottom of the wardrobe that’s against the wall. We’ve lived here for 2 years and just noticed this last week after a particularly humid spell. I’m worried it will just come back even if I clean it. What’s the most effective, long-term solution to remove this mold and prevent it from growing back in our Dubai apartment?

The black spots you're observing are likely Cladosporium or Stachybotrys (black mold), a direct consequence of the AC condensate leak and Dubai's high ambient humidity. This creates a persistent moisture source, which is why surface cleaning alone is ineffective and the mold will return.

The most effective, long-term solution requires a systematic approach. First, the root cause—the AC leak—must be repaired by a certified HVAC technician to stop the moisture intrusion. The mold-infested section of the wardrobe must then be addressed by professionals. The remediation process involves containment of the area with polyethylene sheeting and negative air pressure to prevent spore dispersal, followed by the safe removal and disposal of non-salvageable porous materials (like the back panel of the wardrobe). All remaining surfaces will be HEPA vacuumed and abrasive-blasted or sanded to remove hyphal roots. A professional-grade antimicrobial agent is then applied to sterilize the area, not just a household bleach solution which is largely ineffective and can exacerbate the problem. Finally, a sealant is often applied to create a protective barrier.

To prevent recurrence, maintain indoor humidity levels below 60% using dehumidifiers, especially during the humid summer months. Ensure your AC unit is serviced quarterly to prevent condensate drain line blockages, a common issue here. Improve air circulation around the wardrobe by moving it slightly away from the wall.

Given the health risks associated with mycotoxin exposure and the technical requirements for proper remediation, a professional inspection is strongly advised. We recommend contacting Saniservice for a comprehensive assessment and a guaranteed remediation plan. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
