How to permanently remove and prevent black mold near AC?« Back to Previous Page

My kids have been coughing and I suspect it might be from black mold in our villa in Jumeirah. We’ve lived here for 2 years and just noticed a dark, speckled patch starting to form in the corner of the master bedroom where the wall meets the ceiling, right next to the AC vent. I’m worried it’s spreading because of the humidity. What’s the most effective long-term solution to kill it for good and prevent it from coming back near the AC unit?

The dark patch near your AC vent is likely Stachybotrys, a common "black mold" in Dubai villas that thrives on the cellulose in wet drywall and the constant condensation from AC systems. Its presence, especially with your children's coughing, warrants immediate action as it can produce irritants and mycotoxins.

For permanent removal, surface cleaning alone is insufficient. The mold has likely penetrated the porous wall material. The affected drywall section must be carefully removed and discarded. The underlying wall cavity should be HEPA-vacuumed and treated with an antimicrobial solution to address hidden growth. Merely painting over it will fail.

Preventing recurrence requires addressing the humidity source. In Jumeirah, this is almost always due to a thermal bridge causing condensation. The wall behind the AC unit is likely colder than the dew point. This is fixed by improving insulation around the AC ducting or sealing any gaps allowing humid outdoor air to infiltrate the cold space. Ensure the AC drain line is clear and not leaking, and maintain indoor humidity below 60% using a dehumidifier if necessary.

For a case with health symptoms and visible growth, a professional inspection is strongly advised to assess the full extent. Remediation should follow standards like the IICRC S520 to ensure spores are contained and properly removed. A post-remediation verification test from an independent lab is the only way to confirm the space is truly safe and the problem has been resolved.
