How to permanently remove bathroom mold and prevent AC spread?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots spreading in the corner where the shower is. It’s behind the toilet, so it was easy to miss, but it's definitely gotten worse since the humidity kicked in last month. What’s the most effective way to get rid of this for good, and should I be worried about my AC spreading the spores?

Bathroom mold in Dubai is primarily caused by the high humidity and condensation, especially behind fixtures and in corners with poor air circulation. The most effective removal starts with identifying and addressing the moisture source—often a leaking pipe, faulty grout sealant, or chronic condensation from hot showers.

For small surface patches, scrub with a dedicated bathroom mold remover or a solution of white vinegar and baking soda. However, this only removes visible growth. To prevent regrowth, you must keep the area dry. Run the bathroom exhaust fan for at least 30 minutes after every shower and wipe down wet walls and floors. A dehumidifier can also help significantly in a large villa bathroom.

Regarding your AC, it can spread spores if the bathroom door is frequently left open while the system is running. The spores circulate but will only colonize another area if they land on a damp surface, like a dirty AC evaporator coil or a condensate drain pan. To mitigate this, keep the bathroom door closed during and after showers until the humidity has dissipated.

For a spreading patch or if the mold returns quickly after cleaning, the issue is likely behind the tiles or in the wall. In these cases, a professional inspection with moisture meters and borescopes is needed to assess the extent. Remediation often involves removing affected grout, sealant, or sections of drywall to properly address the root cause. Companies with their own microbiology labs can also take tape or air samples to identify the species, which helps determine the best treatment protocol and confirms the area is truly clean post-remediation.
