How to permanently remove black bathroom grout and damp smell?« Back to Previous Page

The grout between the tiles in our Jumeirah Village Circle bathroom has started turning black, and it's spreading up the wall behind the toilet. I only really noticed it after the humidity last week, but now the whole room has a damp, earthy smell that won't go away even with the exhaust fan on. What's the most effective way to get rid of this for good without having to re-tile the entire bathroom?

That black grout and persistent damp smell indicate active mold growth, likely feeding on moisture trapped behind the tiles. The recent high humidity provided the perfect conditions for it to flourish. The earthy odor confirms the mold is metabolic and not just a surface stain.

For a permanent solution, surface cleaning is insufficient. The mold has penetrated the porous grout and may be growing on the wall substrate behind. Scrubbing with bleach or vinegar only temporarily lightens the color and can drive roots deeper. The most effective DIY approach is to physically remove the compromised grout with a grout removal tool, then treat the exposed area and cavity with a fungicidal cleaner designed for masonry. After treatment, regrout with a high-quality, mold-inhibiting grout and seal it thoroughly.

However, given the spread and the smell, the moisture source needs identification. In Dubai bathrooms, this is often chronic condensation from AC systems creating a cold wall meeting humid air, or a small, hidden leak from plumbing. A professional inspection with a borescope can see behind the walls to assess the extent without demolition. If the wall substrate is saturated, localized removal and repair of affected tiles and drywall may be necessary to stop the recurrence. For health reasons and to ensure the problem is fully resolved, this level of assessment is recommended. The damp smell is from microbial volatile organic compounds (mVOCs), which confirms an active colony that should be professionally diagnosed.
