How to permanently remove black mold from AC condensation?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I’ve found a patch of black mold on the wall behind my bedroom curtain. It’s been so humid lately that I’m worried it’s just going to come back even if I clean it. What’s the most effective way to kill this mold for good and stop the condensation from the AC unit?

The AC leak is the root cause and must be fixed first. Permanent removal requires addressing both the moisture source and the existing mold colony.

For the leak, contact your building maintenance. The drain line is likely clogged, a very common issue in Dubai due to dust and high AC usage. They should clear the condensate drain line and pan, and ensure the unit is properly leveled so water drains correctly. This stops the moisture feeding the mold.

For the mold on the wall, simply wiping it is not enough. The visible patch is likely just the surface growth; the hyphae (root-like structures) can penetrate porous materials like drywall. For a small patch (under one square foot), wear an N95 mask and gloves. Clean the area with a detergent solution, then follow with a diluted white vinegar spray (1 part vinegar to 1 part water), which is effective against many mold types. Allow it to dry completely.

However, given the hidden location behind a curtain and the persistent humidity, the wall's internal structure may be affected. The most effective, permanent solution is to replace that section of drywall and insulation after the leak is fixed, as embedded mold is nearly impossible to fully eradicate with surface cleaning alone.

To manage the high humidity, run your AC continuously on auto mode at a reasonable temperature (22-24°C) to consistently dehumidify the air, even when you're out. This reduces the condensation that mold thrives on. For serious or recurring cases, a professional inspection with moisture meters and possibly air or surface sampling can identify the full extent of the problem.
