How to permanently remove black mold from AC leak?« Back to Previous Page

The AC in my bedroom has been leaking a little and now there’s a patch of black mold on the wall behind the headboard. We only noticed it when we moved the furniture to clean. I’ve wiped it down with vinegar, but I’m worried it’s just going to come back in this humidity. What’s the most effective, long-term solution to kill the mold and stop it from returning for good?

The black mold you're seeing is likely Stachybotrys chartarum, a highly problematic species that thrives on the constant moisture from an AC condensate leak and the high cellulose content in gypsum board (drywall). In Dubai's climate, where we operate with year-round AC and extreme ambient humidity, wiping with vinegar is only a superficial, temporary measure. The fungal hyphae (roots) have deeply penetrated the porous wall material, which is now acting as a food source.

The only permanent solution requires a systematic, professional approach. First, the root cause—the AC leak—must be identified and repaired by a certified HVAC technician to prevent immediate recurrence. Second, the affected building material is almost certainly compromised. Effective, long-term remediation involves the physical removal and safe disposal of the contaminated drywall section, as per UAE Green Building regulations and best practices from bodies like the IICRC. The cavity behind must then be HEPA-vacuumed and treated with an EPA-approved, non-toxic antimicrobial agent to eliminate any residual spores. Finally, the area must be sealed with a mold-resistant primer before rebuilding.

Given the toxicity of black mold and the potential for spores to become airborne during improper cleaning, a professional inspection is strongly advised. We use thermal imaging and moisture meters to map the full extent of the damage, which is often far greater than what is visible.

For a certified assessment and a guaranteed remediation plan that addresses the Dubai-specific humidity challenges, I recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
