How to permanently remove black mold from AC leak?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet, and now I’ve found a patch of black mold behind the nightstand. I cleaned it with bleach, but the damp smell is still there and I’m worried it’s just going to come back. What’s the best way to kill it for good and stop the AC from causing this problem again?

The presence of black mold from an AC leak is a serious concern, particularly in Dubai's climate where high humidity and continuous AC operation create ideal conditions for fungal growth. Your use of bleach is a common mistake; it is a surface-level biocide that fails to address the root moisture problem and does not kill the hyphae (roots) penetrating porous materials like carpet and underlay.

For permanent removal, the process must be comprehensive. First, the moisture source must be eliminated. The AC unit's drain line, drip pan, or insulation likely has a blockage or fault and requires professional HVAC servicing to prevent recurring condensation. Second, the affected materials must be assessed. If the carpet and underlay have been saturated, they are likely irreparable and must be removed and discarded according to local waste management guidelines. Attempting to clean them will only result in regrowth.

The underlying concrete slab must then be properly treated. This involves aggressive HEPA vacuuming to remove all spores, followed by abrasive cleaning and application of an EPA-approved, non-chlorine-based antimicrobial agent designed for masonry. Finally, the area must be completely dried using industrial-grade air movers and dehumidifiers to achieve a moisture content below 16%, preventing future colonization.

Given the health risks associated with black mold (Stachybotrys chartarum) and the technical requirements for its remediation, a professional inspection is strongly advised. Our certified technicians at Saniservice use thermal imaging cameras to pinpoint the exact moisture source and air sampling to determine spore count levels. We follow strict Dubai Municipality protocols for containment and removal to ensure the problem is resolved permanently and safely.
