The AC in my bedroom has been leaking a bit onto the wall, and now I’ve found a patch of black mold behind the wardrobe in my Marina apartment. I wiped it off with bleach, but it’s come back within a couple of weeks. What’s the most effective way to kill it for good and stop it from returning in this humid climate?

The leak must be fixed first; otherwise, any mold removal is temporary. In Dubai's humidity, a constant moisture source will cause regrowth every time. Contact your building management to have an HVAC technician repair the AC drain line or condensation pan causing the leak.

Bleach is ineffective on porous surfaces like drywall. It only bleaches the surface mold you see but doesn't kill the roots (hyphae) deep within the material. For a recurring patch behind furniture, the drywall itself is likely compromised.

For a small area under 1 square meter, a hydrogen peroxide or vinegar solution can be more effective than bleach for a DIY approach. Scrub thoroughly, but be aware the mold may have penetrated deeper than visible. If it returns again, the material needs to be cut out and replaced.

Given the location from an AC leak and the rapid regrowth, a professional inspection is advised to assess the full extent. Mold from AC leaks often spreads inside wall cavities where it's unseen. Proper remediation involves containment, removal of affected porous materials, HEPA vacuuming, and antimicrobial treatment to prevent recurrence.

After fixing the leak, controlling humidity is critical. Run your AC consistently to reduce indoor moisture levels, even when you're out, as Dubai's climate drives condensation year-round. For severe or recurring cases, a company with a microbiology lab can identify the species and verify the cleanup was successful through post-remediation testing.
