How to permanently remove black mold from windows in humid weather?« Back to Previous Page

My kids have been coughing and I suspect it might be from black mold forming around the windows in their bedroom. I noticed it starting a few months back after the humidity really spiked, and I keep wiping it away but it just comes back. I'm in a villa in Jumeirah Park and I'm worried it's inside the wall or the AC unit is spreading it. What's the most effective, permanent way to stop this from happening, especially with our humid weather?

The recurrence of black mold around your windows in Jumeirah Park is a classic symptom of a deeper issue, primarily driven by our high Dubai humidity and the resulting condensation on cold surfaces. Simply wiping it away is a temporary fix that addresses the symptom, not the cause. The fungal structure (hyphae) penetrates porous surfaces like drywall and wood, and the spores are likely being aerosolized, which could certainly explain the respiratory irritation your children are experiencing.

For a permanent solution, a professional inspection is critical. We must first identify the moisture source. It could be interstitial condensation within the wall cavity, a failed window seal, or indeed, microbial growth within the AC system which then distributes spores throughout the room. Our process involves using moisture meters, thermal imaging cameras, and air/surface sampling to pinpoint the exact extent and species of the contamination.

Remediation is a controlled process. The affected area must be isolated with negative air pressure to prevent cross-contamination. All non-salvageable porous materials (e.g., damaged drywall, insulation) are removed. The remaining structure is then HEPA-vacuumed and abrasive-blasted or dry-ice blasted to remove all hyphal roots. This is followed by application of EPA-approved antimicrobial agents. Crucially, the root cause must be rectified. This often involves improving ventilation, applying anti-condensation coatings on the windows, and ensuring your AC system is correctly sized, serviced, and draining properly to manage the indoor humidity levels that are inevitable in our climate.

For a definitive diagnosis and a permanent, health-focused solution, I strongly recommend a certified inspection. Please call our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com. Saniservice is equipped to handle this from investigation to remediation, ensuring your villa is safe and the problem does not return.
