How to permanently remove black mold in humid coastal climate?« Back to Previous Page

We've lived in our Jumeirah villa for two years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on the exterior wall. It seems to have gotten worse since the humidity started rising last month. What's the best way to treat this safely and permanently, and how can I stop it from coming back given our coastal climate?

Black mold in a coastal Jumeirah villa is almost always a moisture issue, not just a surface problem. The exterior wall and high humidity create a perfect environment for it. For a patch smaller than one square meter, you can handle it yourself with caution. Wear an N95 mask, gloves, and goggles. Isolate the area by closing the closet door and consider sealing the gap underneath with tape.

Clean the affected surface with a mixture of detergent and water, or a vinegar solution. Avoid bleach, as it only lightens the stain and doesn't kill the roots, and its fumes are hazardous in enclosed spaces. After cleaning, let the area dry completely using a fan. Discard any porous items like cardboard boxes or fabrics that were in direct contact with the mold.

The permanent fix is addressing the moisture source. Given it's on an exterior wall, the most likely culprits are thermal bridging (where the cold AC wall meets the humid outdoor air, causing condensation inside the wall cavity) or a minor, hidden leak. Improving air circulation in the closet by leaving the door ajar or installing a vent can help, but it won't solve a condensation issue.

For a lasting solution, a professional inspection is strongly recommended. They use thermal imaging cameras to pinpoint the exact location and severity of the condensation within the wall, which is invisible to the naked eye. The remediation may involve correcting insulation issues or applying anti-mold coatings. Ultimately, controlling your indoor humidity with properly serviced AC units and possibly using a standalone dehumidifier during the more humid months is key to preventing its return.
