How to permanently remove black mold on exterior wall?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe in Jumeirah. It's the wall that faces the outside, and I'm worried it got worse after the heavy dew last month. What's the best way to deal with this properly so it doesn't just come back?

The black spots behind your wardrobe are a classic sign of condensation-related mould growth, very common in Dubai due to the high humidity and temperature differentials. The wall facing outside is likely a "cold bridge," where warm, humid indoor air condenses on the cooler surface, creating the perfect damp environment for mould. The recent heavy dew would have significantly increased this moisture load.

Do not just wipe it with bleach, as this only removes the visible colour and leaves the root cause untreated. The mould's hyphae (roots) penetrate the porous wall material.

For a permanent solution, you must first address the moisture source. Move the wardrobe away from the wall to allow air circulation. Ensure your AC is running efficiently to manage indoor humidity, ideally keeping it below 60%. Use a hygrometer to monitor this. Improving room ventilation is also key.

The mould-infested material must be properly remediated. For extensive growth, a professional inspection is recommended to assess penetration depth. Remediation involves isolating the area, HEPA vacuuming all spores, and treating the wall with an EPA-approved fungicidal coating designed for building materials. This kills the embedded hyphae and helps prevent regrowth.

Finally, the underlying condensation issue should be mitigated. This can involve adding insulation to the interior of that external wall to raise its surface temperature or applying a vapour-barrier paint. Without these steps, the mould will almost certainly return with the next humidity spike. A reputable indoor health company can provide a diagnostic assessment to identify the specific moisture dynamics in your home and propose a targeted, permanent solution.
