How to permanently remove mold and check for a wall leak?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet where we keep our winter clothes. It’s on the wall that faces the outside of the building. I’m worried the dehumidifier isn't enough, especially with the recent humidity.
What's the most effective way to get rid of this mold for good and who should I contact to check for a leak in the wall?

The black spots in your closet are likely due to condensation forming on the cooler exterior wall, a common issue in Dubai's humid climate where AC use creates significant temperature differentials. A dehumidifier helps manage ambient moisture but won't stop condensation on a cold surface or fix an underlying leak.
First, identify the moisture source. For a suspected leak in the wall, contact a licensed building maintenance or facilities management company, not a general handyman. They use non-invasive moisture meters and thermal imaging cameras to pinpoint water intrusion without damaging the wall, which is crucial in multi-unit buildings. To remove the mold safely, wear an N95 mask and gloves. For surface mold on non-porous surfaces, a solution of white vinegar or a dedicated mold remover can be effective. However, if the mold has penetrated the drywall or plaster, the affected section will likely need to be cut out and replaced by a professional remediation company to prevent regrowth. Simply cleaning it will not be a permanent solution. The permanent fix involves two steps: eliminating the moisture source (whether a leak or condensation) and then replacing the contaminated material. After remediation, consider improving insulation on that exterior wall or using a moisture-resistant paint to help prevent future condensation. For extensive growth or if occupants experience health symptoms, a professional inspection with lab-based air and surface sampling is recommended to identify the mold species and verify the cleanup was successful. |
